Damaged structural wood roof system trusses

 






Wood structural roof trusses are designed for a much heavier load than they will typically ever experience. It is assumed that at some point in their life, in the triad, they may experience as much as a two foot snow load. Who has witnessed that in the triad? We fail to realize that our roof structures experience massive stress during the re-roofing process from the weight of stored shingles and men working. We also fail to realize that trusses are designed for the minimum use of material causing every individual component to have major importance. One small failure can cause stress to be placed on other members they were not designed to handle. Why our inspectors are so picky about damage like this. To someone who doesn’t understand, this appears minor. It is not minor. It is very likely that all of these truss members failed, at their weakest points, many at knots, during the re-roofing of this home. Do you image a roofer knows, cares, or looks for this? You can be assured that they don’t. Nor do you. This is what you are likely completely unaware of. This is why, as home inspectors, we do what we do. Photos by our own inspector Joshua Hedges

Inadequate water heater support


OMG - Any opinions on this? We can’t even make this stuff up. What the hell was this person thinking? 40 gallons of water weighs 334 lbs, plus the weigh of the water heater about 110 lbs, that is 444 lbs balancing on inadequate, off center, loss block, improperly installed. OMG - Christy - Chris performed his first home inspection for one of your clients in October of 2011. That is over 12 years ago. Close to half of Chris's career in inspections. WOW - You must have been a teenager. Yes, our company has been assisting Christy's clients for a very long time and consider every inspection booked our great honor. We have had a few where the client walked, even one where the client decided to walk before we entered this house. We even had one new construction, which had been complete for awhile and discovered the water line between the meter and the house had never been installed - Oops!  Sorry about that, they are what they are, we are just the messenger. Irrelevant of the results of inspections, and a few road blocks over the years, Christy has stuck with us through thick and thin. Since Chris is only 72 years old he looks forward to decades of additional work with Christy's clients.

I feel like I have know Dan forever as he was the sportscaster on WXII TV for many years and I watched the news religiously, at that time. In actuality I do not know Dan that well but I am fully aware that he and his bride have been great friends, and a God Send, to my nephew and his bride, with their special needs child Dan mentions in this write up on his website you can read below or access by clicking on the image above. 

It was a dark and stormy night! Okay, it might have been night, but, I’m not sure about the stormy part. The point is, I wasn’t born with the dream to carry around a little briefcase and become a real estate agent. My dream was to be a radio and television sportscaster.

And for more than 25 years, I went to the Daytona 500, The Final Four, and the Masters. I met Michael Jordan, Dale Earnhardt, Bob Hope, and even President Gerald Ford. However, life has a way of re-writing our stories.

The real estate chapter began in 2001 with my wife, MaryKay. We are now the Dan Rath Team, with my daughter Katie and son-in-law, Phillip.

People tell us all the time they want a one-story or a two-story house. But, I have learned homes have dozens of stories. In those stories, I find satisfaction, challenge, success, and sometimes failure; but each result helps me to better understand and serve my clients.

As a child… raised by a single mother, I have a heart for the ‘mom client’ that needs a protector, someone to be on her side as she strives to provide a safe and stable home for her children.

As a son… taking care of his mother in her final years, I respect the adult child who later must sell their mother’s last home… and what was their first home. 

As a friend… to a family with a special needs child, we have learned he didn’t need granite countertops or hardwood floors, he needed freedom from the body he was trapped in. It came from a house that few wanted; dead end street, the lovely wooded backyard cut down to make way for a 300-car parking lot, but, used only on Sunday mornings for churchgoers. Where, for 6/1-2 days of the week, it is the little boy’s sanctuary; it is his haven, his freedom to drive his little blue motorized dune buggy and, for a few minutes, feel like any other kid.

Yes, we buy and sell houses, but, more importantly, we help you find your way home.

One of the most distinctive features of Realtor, Lisa Hill, from our company perspective, is that our inspector, Josh Hedges, is married to her daughter, Olivia. However, our connection with Lisa extends back almost a decade, when Olivia and Josh were young teenagers in 2013 and Josh wasn’t likely a figment of her imagination. Yes, we have been involved with Lisa’s clients home inspections since her beginning in real estate. Irrelevant of the results of our inspections, which can be wicked at times, Lisa hangs with us. To the best of our knowledge, Lisa holds the record of closing on the property with the highest repair estimate, following our inspection, of over $70,000. She negotiated a reduction in the price of that amount and took that property to the closing table. WOW!

Provided that I have my story straight Steven Limbers attained his real estate brokerage license in January of 2020 and we conducted our first home inspection, for one of his clients, in June of his first year. I believe that Nora Akers was with me on the first one and Josh Hedges on the second. I think that I may have put Josh alone on the third and Steven's clients have been booking with Josh ever since. Is that upsetting for me? Absolutely not, such is our game plan and it works. Nothing pleases me more than for agents and their clients to be pleased with our trainee/associates and to actually prefer them over me.
